- Missing Shingles – Storms can blow away some of your roofing shingles, particularly if they are old and damaged. Replacing these missing shingles works for a while, but is at best a temporary solution. A roof replacement will be the more cost-effective solution if there are lots of missing shingles and if the roof is too damaged.
- The Roof Is Over 20 Years Old – A newly installed roofing system usually lasts between 20 and 30 years. Even if your roof still looks good at a glance, it’s still best to schedule in-depth professional inspections once it is over two decades old. The older a roof gets, the more likely it is to fail. An accurate roof inspection from an experienced roofer can give you an idea of how long your roof has left.
- Sunlight From Your Attic – If you see sunlight from your attic, then it means your roof is in danger of leaking. Look for water spots in your attic, and check if they change shape or size after it rains. If they do, you have a roof leak, which you should repair ASAP. Extensive leaking, however, means a roof replacement should be in order.
- Granules in the Gutters – If your asphalt shingles are shedding granules, then it means that they are nearing the end of their life span. These granules protect the shingles from ultraviolet (UV) rays, and once the granules wear out and wash away, your shingles will deteriorate faster.
